Date of Sale (date of transfer) - The date on which the sale is agreed. This is considered to be the date the deed, or other instrument of transfer, is signed.

DCF: Detached Carport Finished - Building sub area code found on a property record card. A detached garage with finished materials on the walls and ceilings painted or unpainted. See GARAGE FINISHED. Structural elements should be similar to Base.

DCU: Detached Carport Unfinished - Building sub area code found on a property record card. A detached area which is of lower quality than a DGF, e.g., unfinished ceilings (beams or rafters exposed), minimal or no electrical outlets, concrete or other hard packed parking pad or floor, typically will not have insulation. Usually stud walls or bare concrete block.

Deed – A written, legal instrument that conveys an estate or interest in real estate when it is executed and delivered.

Deed, Quitclaim – A form of conveyance in which any interest the grantor possesses in the property described in the deed is conveyed to the grantee without warranty of title.

Deed, Tax – A deed that conveys title to a property purchased at a tax sale; may or may not convey absolute title, free of all prior claims and liens, depending on state law.

Deed, Trust – A deed that establishes a trust, an instrument that conveys legal title to a property to a trustee, stating the trustee’s authority and the conditions that bind the trustee in dealing with the property.

DGU: Detached Garage Unfinished - Building sub area code found on a property record card. A detached area of lesser quality than DGF, e.g., unfinished ceilings (beams or rafters exposed), minimal or no electrical outlets, concrete or other hard packed parking pad or floor, typically will not have insulation.

DOP: Detached Open Porch - Building sub area code found on a property record card. A detached pool “cabana” of the same quality/appearance as house. (Located at upper end properties).

DSF: Detached Semi-Finished - Building sub area code found on a property record card. A detached structure comparable to Base structure which functions as living area. Can have a kitchen or bath but does not serve as primary living area. Value is calculated at 100% of the Base rate. NOTE: Effective age may be different than BASE.

DSU: Detached Semi-Unfinished - Building sub area code found on a property record card. A detached structure comparable to Detached Semi-Finished but which is of lower quality of finish e.g., concrete floor finish, no cabinets or plumbing fixtures, etc.

DUF: Detached Utility Finished - Building sub area code found on a property record card. A detached area with finished materials on the walls and ceilings, painted or not painted. See UTILITY ROOM FINISHED. Structural elements should be similar to Base.

DUU: Detached Utility Unfinished - Building sub area code found on a property record card. A detached area which is of lower quality than DUF, e.g., interior walls may be unfinished, bare, or painted concrete block, exposed frame studding or open beamed ceilings.
